Negotiating Tenancy Terms

Once applications have been received for the property, the next step is to secure a reliable, long-term tenant:

  • Negotiating terms of lease

  • Preparing all tenancy paperwork

  • Ensuring all safety certification for property is fully up to date and, if necessary, instructing engineers to carry out safety checks

  • If not managing the property once let, assisting client with lodging security deposit with appropriate security deposit scheme

  • Preparing Inventory if instructed (at extra charge)

  • Carrying out formal check in

  • Closing all utility bill accounts and informing of new occupier, if required

  • Closing council tax account and informing of new occupier, if required

  • Ensuring both landlord and tenant have all required paperwork once tenancy has commenced
